Clearing Wooded Ground in a Growing County
Land and lot clearing comes up a lot around Knoxville. The city grew from 190,740 people at the 2020 census to an estimated 202,021 by 2025, and Knox County, at about 526 square miles, still has a great deal of wooded and overgrown land on its ridges and in its hollows. New houses, additions, garages, driveways and fences all start with clearing, and so do homeowners who simply want back the part of the yard the woods have taken over.
What a clearing job can include
Some jobs are a quarter-acre home site in a wooded subdivision; others are an old fence line grown up in cedar, privet and honeysuckle, or a hillside where the owner wants a view of the river or the Smokies opened up. Clearing can mean removing every tree and stump from a building footprint, thinning out small and unhealthy trees while keeping the best ones, cutting brush and vines back to the ground, or mulching undergrowth in place with forestry equipment so the ground is left covered.
Keeping the trees worth keeping
A wooded lot often has a few trees worth building around: a sound white oak, a big hickory or a healthy tulip poplar well away from the footprint. Those trees need protection during construction, because roots spread far beyond the trunk and soil compaction or a few inches of fill over the roots can kill a tree years later. We mark keeper trees before clearing, avoid driving equipment over their root zones where possible and tell you which trees near the footprint are unlikely to survive the build, so you can decide whether to remove them now while access is easy.
Slopes, runoff and rock
Ridge-and-Valley terrain makes clearing more than a matter of cutting. On steep ground, removing all the vegetation at once can let a hard rain carry soil downhill, so we talk through what to leave, when to grind stumps and how the ground will be stabilized. The valley's limestone and dolomite, part of a rock formation with well-developed karst, can put rock close to the surface, which affects stump grinding and digging. Larger projects may also have local grading, erosion-control or stream-buffer requirements set by the City of Knoxville or Knox County; your builder or the permit office can tell you what applies to your site.
What happens to the material
Cleared material can be chipped and spread, mulched in place, piled for you to burn where that is allowed, cut into firewood or hauled away. Walnut and ash wood should stay local because of thousand cankers disease and emerald ash borer. Stumps can be ground in place or pulled where the ground will be excavated anyway.

How a Clearing Job Goes
1. Walk the boundaries
We walk the area with you, flag keeper trees and note slope, drainage and access.
2. Scope in writing
The quote defines the area, what is removed, what stays and what happens to the material.
3. Clear
Trees are felled or taken down in sections, brush cut or mulched, and keeper trees protected.
4. Stumps and finish
Stumps ground or pulled as agreed and the site left ready for the next trade.

Why Choose Us for Land & Lot Clearing
Keeper trees flagged first
The trees you want to keep are marked and protected before any cutting starts.
Ground left stable
On slopes we plan the clearing so the soil is not left bare before a rain.
Land & Lot Clearing Questions
How much does it cost to clear a lot near Knoxville?
HomeGuide puts a quarter-acre lot at about $800 to $3,000 and heavily wooded land at $4,500 to $8,000 per acre. Slope, rock, tree size and hauling make the biggest difference. We price each job in writing after walking it.
Do I need a permit to clear my lot?
On a single-family or duplex lot inside Knoxville, the private-property tree rules in Chapter 14 of the city code do not apply. They do apply to commercial, multifamily and subdivision property: destroying more than 25% of the trees on such a parcel within five years needs prior approval, and new construction generally has to keep at least six trees per acre. Grading, erosion-control and stream-buffer rules can apply separately, HOAs often have their own covenants, and outside the city Knox County handles permits. Ask your builder or the permit office before a big project.
Can you clear around the trees I want to keep?
Yes. We flag them first and keep equipment off their roots where possible. We will also tell you if a tree close to the footprint is unlikely to survive construction.
What is forestry mulching?
A machine grinds brush and small trees in place into a layer of mulch. It is fast, leaves the ground covered against erosion and avoids burn piles, but it does not remove stumps below grade.
